Organize and Prepare the Necessary Information

  • Letter of employment and salary verification ( include start date)

  • Names, addresses and phone number of previous landlords

  • Pay stubs

  • Expected bonus (verification from employer)

  • Additional sources of income with verification

  • Additional sources of income with verification

  • Personal identification with photograph - driver’s license or passport

  • Try to establish a Puerto Rico Bank account before you begin you search

  • Bring enough  traveler’s checks to cover the cost  of two(2) months rent. This comprises the first month’s  rent  & one (1) month’s security deposit

  • Brings funds to cover the Credit Check: $20 - 40, which can be  paid by  person

Financial Eligibility

  • As a guideline, you can expect to pay 25% of your gross annual salary for rent

  • Remember  to take into consideration outstanding loans and liquid assets

Lease Guarantors

  • If your salary level and total financial does not meet the landlord  & company  requirements, you will need a co-signor or guarantor, to guarantee the lease.

  • Prepare your potential guarantor for this possibility in advance

  • Employers will seldom guarantee on behalf of employees

Neighborhoods

Condado

    The Condado area is known for its nightlife,  proximity to the ocean, which offers walking distance swimming, boating, snorkeling, excellent restaurants, shops, hotels, casinos, disco and exciting tourist attractions. 

     Shopping in this area is very exciting you can find names likes Cartier, Louis Vuitton, Bvlgary, Prada, Roberto Cavalli, Dolce &  Gabbana and others.

     Single family homes are scare and condominium living is the most common form of housing.

Isla Verde

     Long strips of off-white sand are wedged between  resort hotels and the warm waters of the tropical Atlantic.

      Similar and adjacent to Condado, these  area offer various housing alternatives as walkups, townhouses and condominium that we commonly recommend to newcomers.

      Also Spectacular views, accessibility to the beach, walking distance to hotels, casinos, restaurants, shopping and offers various club memberships .

Guaynabo

     This suburb is considered prime residential area, their beautiful countryside, strategic geographic location, have the best private schools and malls in San Juan.

      Most housing projects available  are gated communities  with plush gardens, tropical landscapes and clubhouses  where local middle to high income families reside. 

Hato Rey & Rio Piedras

     Hato Rey, today’s financial district and Rio Piedras home of the University of Puerto Rico are known for their friendly, active lifestyles and secure living environment. There are community centers, country clubs and excellent malls with diversified shopping offerings. 

      All these cities, towns and districts make up the metro area and house more than half of the Island’s population.

    Puerto Rico,  educational  programs provide varied curriculums with advance placements courses and statistics show that graduate students from our high school programs obtain excelling scores in SAT & College Board.  Yearly, a vast number of students are accepted and enroled in highly competitive College and Universities abroad.

       The school  year follows the U.S. pattern , from fall to Summer. School costs per child may run between  $3,000 to $6,000 US dollars per year plus transportation and lunch expenses.

History

For thousands of years, Puerto Rico was habited by indigenous groups. When Columbus arrived in 1493, he found the island populated by Taíno Indians.    The island became a Spanish colony, and in 1809 Puerto Rico was given the status of a province with the right to have representatives in the Spanish government.    During the 19 th century, Puerto Rico was granted its first constitution.   In 1898  in a result  of the Spanish -American War, Puerto Rico became a territory of the United States. In 1917, Puerto Ricans  were granted U. S.  citizen status, and by 1951 the island had its own government with its own constitution.   Puerto Rico was declared a  commonwealth territory of the United States.

       Puerto Rico’s official languages are Spanish and English.   While the Spanish  is the island’s primary language.

Size

       One hundreds ten miles long and 35 miles wide, Puerto Rico rises 4,390 feet at the highest point (Cerro de Punta) along its Central Mountain Range.  The island is approximately the same size as the state of Connecticut.

Population

         The island’s population is 3.9 million, approximately half of whom live in the San Juan metropolitan area.

Climate

         Puerto Rico enjoy s a tropical climate. Temperatures average 82 degrees F. (28 degrees C.) throughout the year, and the trade winds provide constant breezes.

Customs and Documents

           As a U. S. Commonwealth with U. S. Citizenship, Puerto Rico presents no immigration problems for visiting U. S. citizen, although its is a good idea to bring  a valid U. S. passport .  Foreign  nationals should have a valid passport and visas (as necessary).
